How we work
Building a new home is extremely exciting, but it can also be overwhelming. The first step is finding a lot in the neighborhood where you want to live, or you may already own your lot.
Once finding a lot that you like, the next step is coming up with a concept and a wish list that best fits your lot and captures the views New Mexico’s landscape has to offer. Carl Trujillo will meet with you out at your lot and listen to your priorities and desires and then draft up a basic floor plan of your custom home.
After the first draft is complete, Carl Trujillo will sit down to work with you on any minor or major revisions and complete a revised floor plan for you. He will also ask about finishes and other levels of details so that Tri-Son Development Inc. can find appropriate pricing for your project. At this point there is not any charge to you for any of these services.
Next will be price, Tri-Son Development Inc. will extend a draft contract on pricing to build your dream home. If pricing is acceptable, Carl Trujillo will continue to revise the plan set as many times as necessary to capture all your unique ideas and lifestyles and generate elevations. This will be your unique custom home.
We will then finalize plans and create a 3d model. There are typically three to four sets of revisions to the plan to make it the home of your dreams. The 3d model will help you visualize as it will take you through a walk through of your new home. It will also help with visualization of how your new home will better fit on your property.
Tri-Son Development Inc. will then file with Santa Fe County and the State of New Mexico to obtain building permits. This process can be overwhelming especially keeping up with new policy and requirements. We always stay current with the system and will shepherd your plans through to permitting.
If your lot is in an HOA or subdivision requiring Design Review (ie. Las Campanas), Tri-Son Development Inc. will shepherd the plans through the process as the designer/builder at no additional cost.
Once all building permits have been received, we usually break ground within 15 days. A detailed schedule will be created to keep everything on track to complete your custom home in a timely manner.
We do everything we can to make the process one-stop, simple, easy, and enjoyable as possible.
